Methodist & St. Francis
In 1990, designs were completed for the site and building for the Downstate Specialty Physicians Center, spanning Interstate 74 at Glen Oak Avenue in Peoria, IL, connecting with enclosed bridges to Methodist Medical Center on one side, and St. Francis Medical Center on the other.
The building design is for 150,000 GSF of physician’s office space and a parking facility of approximately 600 cars within the right-of-way and over Interstate 74, and connecting two above ground, all weather, pedestrian bridge structures directly to the Methodist Medical Center and the St. Francis Medical Center in Peoria, IL.
The design accommodates the entire project without any displacement of business or residential units. The site is owned entirely by the Illinois Department of Transportation, except for the City of Peoria street and the land owned by the respective Medical Center’s overpass to which the pedestrian bridges are connected.
Public highway land now becomes a revenue producer. Revenue for the air-rights are paid to the Illinois Department of Transportation to be used for General Revenue. The doctors, their patients and the public have direct, all-weather access to either or both hospitals. The building is a condominium owned by the doctor investors.
