Key to the overall master plan was the integration of the building and site improvements into the wetlands (link to site map). GB&A situated the variety of residential units so that approximately 85% of the homes front on a pond, a wetlands, a natural woodland, or an open space park.

Early in the design phase, developers contemplated a midrise residential building with ocean views.  But GBA, recognizing the futility of providing a high percentage of views from a midrise, recommended an alternate design that could be phased in to reduce costs.  The plan saved several million dollars.

A six-story, 200-unit midrise residential building was contemplated. GB&A recommended an alternate design utilizing two smaller buildings of four stories and 100 units each.

The reduced costs were a combination of construction savings and construction time by erecting four stories instead of six and carrying costs (spreading the market absorption of one hundred units at a time rather than two hundred all at once).
